Architectural Control

The ACC has been hard at work on the details of the need to clarify some of the requirements and to make the same standards apply to all sections of the Ranch.  The ACC has really only one goal and that is to set standards and specifications for building at Bar X Ranch designed to enhance not only the beauty of our community but also our overall property values.  A reminder that any structure as new, additions, fencing, etc. has to have an ACC packet turned in.  The committee meets every 1st and 3rd Thursday of the month

 Deed Restriction

This DR committee has sent out a letter to all the home owners refreshing memories as to the deed restriction requirements.  In order to be fair with everyone we have given a 60 day “grace period” to allow folks to bring their property “up to speed”.  We want Bar X property values to “soar” but an eye “sore” can spoil it for everyone.  The deed restrictions are enforced.  All of our committees consist of property owner's who volunteer their time, expense and effort to keep up with our deed restrictions.  First and second notices are sent out before gate cards are disabled and/or consulting with the attorney for further action against continuing violations. 

The updated ACC Packet is also posted on the web site to make it easier for folks to get this information.

Waterways

With the drought we have experienced lately the water levels at both lakes are at a minimal low. We just recently put 200  grass carp in Eagle Lake and 100 in Bluebonnet Lake for vegetation control.  There is fishing allowed  as "catch and release only" at this time.   The next step will be an  ariel spray that will  be done approximately in May for further vegetation control at Eagle Lake.  Spraying at the bayous had begun last year and ceased during the winter months but have continued this month to keep control of the vegetation growth.  Everything is looking great!

Maintenance

All of our facilities such as the parks, pavilions, swimming pools are kept and manicured every week for use.  The campground area has been cleared of "trash" trees and excess brush.  The fencing area at the 521 entrance has been replaced. Fresh mulch has been put in both the playground areas. Picnic tables and barbeque pits have been repainted.  Bring your family for an outing at the Bar X Ranch!

Finance and Legal

After a series of problems with ACMI the contract was terminated in July 2008.  All business services are conducted back on site at the POA office.
 
With the modest increase in dues and with a carefully planned and controlled budget the Bar X  is in good financial status.
 
All lots were recently updated with regard to change of ownership and owner address.  This does require a lot of work and owner's should note that it is their responsibility to notify the Bar X office of any changes of selling, buying or changing of ownership.  If you are selling your lot please inform the new buyer that they will need to contact the office.  We will need to have a copy of the recorded deed to make any changes to the property.  The Brazoria County Tax office does not inform our office of any transactions.
 
All lots that have not paid  the 2008 maintenance fees will be turned over to the collection agency after March 27, 2009. All other lots with more than (2) years past due will have liens assessed to the property.
