Architectural Control

The ACC has been hard at work on the details of the need to clarify some of the requirements and to make the same standards apply to all sections of the Ranch.  The ACC has really only one goal and that is to set standards and specifications for building at Bar X Ranch designed to enhance not only the beauty of our community but also our overall property values.  

 Deed Restriction

This DR committee has sent out a letter to all the home owners refreshing memories as to the deed restriction requirements.  In order to be fair with everyone we have given a 60 day “grace period” to allow folks to bring their property “up to speed”.  We want Bar X property values to “soar” but an eye “sore” can spoil it for everyone. 

The updated ACC Packet is also posted on the web site to make it easier for folks to get this information.

Waterways

  1. Bluebonnet Lake has had to be refurbished because years ago when all of the vegetation was total killed the lake basically died!  All of the Ducks and other waterfowl departed, and as we have recently discovered the game fish gradually died out and left only “trash fish”, such as Gar, Carp, etc.   Even the turtle population disappeared.
  2. We have removed all of the “trash fish” and will soon begin a total restocking program to restore Bluebonnet to a first class fishing lake.  
  3. There also is a levee protection program that will save thousands of dollars compared to other methods of levee work.

Maintenance

  1. Following three or four years of building, rebuilding and renovating our facilities we have more recently been in more of a true maintenance mode, while still reworking the “infrastructure” as needed.

Finance and Legal

  1. Since the introduction of the ACMI management company we have finally got our accounting system to where it actually reveals where we are financially.
  2. We have begun a serious collection strategy which not only will collect many past due accounts, but we have also discovered that by doing a good job of collections activity we have located situations wherein past due lot owners sold to someone else but we did not know that and of course were not collecting dues.
  3. The committee and ACMI have tightened up on our legal matters including our own insurance coverage and several legal matters.  While in the past we have been using uninsured contractors we now insist that all contractors have at least $1 Million in General Liability insurance.
